Just finished reading Set For Life. 401k's let your wealth compound tax free but if you're in a higher tax bracket later in life, you're differing your tax bill to a higher tax bracket.I also want to accelerate my accumulation of cash to use towards buying real estate.

I would live in a unit as primary residence.Talking to lenders about Hard Money to get title. 9-10% non-deductible interest during construction time without the rental income really stings, and is compounded by risk of higher rates for refi at completion of the work.Seems like I should either:  a) plan to race to get plans ready for a Construction-to-Permanent in order lock in a rate ASAP.

Here are some books I recommend for that:- The Greatest Salesman in the World - OG Mandino- Secrets of the Millionaire Mind - T Harv Eker- The Compound Effect - Darren Hardy I would also subscribe to wholesalers on YouTube that are making videos post pandemic (things have changed a lot in the last 2 years).As far as marketing goes it all depends on your budget.
