If you require trees trimmed or branches cut etc  I  think that would be an owner responsibility. so the every few months part makes me wonder.

I don't agree with the fee comment - certainly that can be an element of a scammy lender but there are certainly lenders that do require some upfront fees and other vendor/pass-through fees in addition to the appraisal. 

I would see zoning will be an issue for small ground-mount implementations.

I'm hoping it will be an "Evergreen" post so that other don't have to ask the same question over and over again!

You live in one and rent out the second room, while also renting out the other three units.If you are looking out of state, and do not intend to move there, I am not sure VA loan would be an option, in which case you will often need a higher down payment.As with all real estate, it is expensive.
