Other than that the tile floor is outdated and what not.

Lowes has the best flooring and tile selection.  

Install laminate floors in 1600 sqft, tile in 2 bathrooms, and tile outside in 450 sqft patio.3.

For bathroom, ceramic tile is the best choice and the most longevity, next choice is vinyl. 

I currently work on tile floors, kitchens and bathrooms and sometimes work for investors  in fixing up their new rehab homes to flip.

To do it correctly is expensive and by that, I mean pulling permits on all the electrical, gas and mechanical, vinyl plank flooring in the high traffic areas, upgrading the carpet above the cheap investor grade, new counter tops, ceramic tile, addressing all external issues including the fence and external buildings and tons of other minor details.  

I ended up having G-Mac Construction (great company)  dig the outside of the basement wall down to the footing, I pushed the wall back out as far as I could using the I-beams, I cleaned the wall, I had a rubber coating sprayed on the the wall (a company recommended by G-Mac), I put in drain tile and G-Mac back-filled with sand then dirt.

The home we live in now will become a great Class A rental when we are done with it but for right now we are putting tile in the basement and preparing to house hack it.

We're looking at tile work, brick work, carpet replacement, cabinet repair and other jobs. 

They tend to have better bones and better quality construction...but I hate the bathrooms that comes in teal, pink, yellow, green, blue...I have nine bathrooms in various properties covering the entire rainbow color spectrum.I am seeking advice on two things.First, most of these bathroom have the integrated ceramic soap dishes, tooth brush holders.
