Strip malls are different than absolute NNN single building properties.The strip mall even absolute NNN you have base rent per sq ft and then the CAM re-imbursement.

IKEA are particle board boxes and are difficult to put together - beware of overtightening the cams. you will blow out the partical board box. 

The land cam be used for commerical or residential.

I was a carpenter and now work in commercial construction, so I'm no newb but I cam curious to know more about the challenges in building form scratch. 

Older units probably best to run a sewer cam inspection too.

If I decide to really grow my portfolio in the future and want to be able to write custom reports and automate CAM recs and those types of things, I can simply upgrade to Yardi Voyager and all my accounting history will stay.I've also used and liked Appfolio in my professional career.
