Don't expect to be coddled.4) A good agent has connections... from City Hall to the Kiwanis Club to Donald Trumps favorite restaurant maitré D.5) A good agent can spot a buyer by their shoes.6) A good agent won't open their mouth to you without pressing a business card into your palm and reminding you that they are still waiting for your 32 year old son to move his new bride into "proper" accomodations.7) A good agent will have a well-equipped black car waiting outside for you on discovery days.8) A good agent will be well dressed and well informed.

Tennant A is a member of a protected class and Tennant B is a white guy in his 30s; their stats are as follows:Tennant A; 700 credit score, monthly income of $4,000, no felonies or any other marks on the record, and two positive landlord references.Tennant B; 650 credit score, monthly income of $3,500, no felonies or any other marks on the record, and two positive landlord references.Subjective observations of each of the tennants are:Tennant A; showed up 20 minutes late to our scheduled showing of the property, the vehicle is a pit and obviously not cared for properly, dressed in pajamas, and a review of his social media revealed multiple crude and explicit posts.Tennant B; Showed up 10 minutes before he was scheduled to view the house, clean car, dressed professionally, and had minimal social media posts all of which were clean and polite.

Framing out existing glass bathroom mirrors or removing the frameless mirrors and using hanging mirrors also is not very expensive but can dress things up.

**  I never managed before but I inherited my 1st tenant on Friday after closing.So when I go to find a tenant for the lower unit, my red flags would be: In Person: Condition of the vehicle: Junk pouring out of the car (wrappers, empty drinks, etc), how they dress (wrinkly clothing?)
