How to stop people from hanging out on your property

Hi all, I own a 4-plex in an area where people like to always hang out in the street and for some reason some of them always hang out in the front of my property even though they don't know anyone that lives there. They just sit out in the front every evening. Has any of you been successful in getting them move along? It's not a good look when Im trying to show the unit to new tenants.

@Eric Var People don’t like to feel uncomfortable. Dress weird and go out there and act as if you want to be friends but in a socially awkward way. Try doing interpretive dance for them. You think I am joking but this is how I would get rid of 12 and 13 year old hoodlums that used to hang out at the park next to my house where my kids would play. I would just stand by them and look at them and smile until their creepy guy radar would go off and they would leave. Unorthodox but effective. 

You were just asking for suggestions right?
