I'm basically in the process of learning more about marketing and testing to see how much I can do by myself. 

Limited partner tests are not as expansive as non-limited partner tests. 

I did a small test drive, not enough for a full review. 

Make sure to follow their inspection list, the inspector checked everything on that list, testing every single plug in my property, turn on every appliance, hot water.. very thorough. 

FHA will undergo a self-sufficiency test for 3-4 unit properties which can make it hard to qualify for depending on the scenario.

Man's got a tough job. not only that the MLo and federal NMLS test are quite a bit tougher than the RE agent/broker tests If one has never been in the lending industry.. its not as simple as 22 hours and go pass the test.

Usually you can do the classes and pass the test before signing with a brokerage and your license will just be inactive until you sign with a brokerage.

Patrick  I created a "test" account with Podio but I'm still getting the hang of how to use it for real estate purpose. 

Instead, you must pass three tests. 

And even though virtually every sponsor agreement allows me to share investment information with others who might be advising me on it (especially when club members are bound by an NDA), I still ask the sponsor if I can share it, because it's a test.
