How to find a good buyer's agent? And make it worth their while?
14 February 2012 | 27 replies
Lynn,The title of your post says "their" as in agents in the plural sense.Never in my post did I say anything about you.I posted real world experience on how things operate. There is a real world difference of how things "should" operate and how actually things "do" operate.Buyers can say how unfair buying REO's is and they get beat out etc. and cry foul OR accept that the world is unfair and figure out how to get their share of the deals. If you buy multiple properties it helps versus a one off.An REO broker is not going to want to tick off an investor that buys 20 properties a year from them just to give you a deal where you buy one time.

I didn't study the Dodd Frank areas dealing with CC, but there were changes, I don't know if you can, but it smells like it may be contrary to the current flavor of consumer rights to me.

definition of "wear and tear" on carpet
19 February 2012 | 2 replies
the tenants at one house moved out a few weeks ago. they were there just one year and moved in after the house was freshly painted and re-carpeted.anyway. there were fingerprints and smudges on the walls all over the house and even areas that you'd have to try to leave a fingerprint. nothing that a new coat of paint can't cover, but the whole house needed to be re-painted.regarding the carpet, there are dog pee stains and large furniture impressions. they tried to steam all stains out and even used spray chemicals to remove them. it does not smell, but the stains are there.would you charge them or keep a portion of the s. deposit for something like this?

I'm not going to pretend that one event will change it, but I do know that when we prove to people that it is possible to have a conference/tradeshow in the real estate investing space that isn't about the upsell from stage, things will change. We must alter expectations, because right now, we're fighting an uphill battle.
