For example, when pha slaps you with a surprise inspection cause their system "forgot" to send a letter and then issues a 24 hr repair notice cause one outlet in the house does not work but they send that notice an hour before they come to reinspect lol, a $7k course is not going to have prepared you how to get an electrician the same day.

We are now having to involve the tenant as her lease is coming up and if we can't get the balance paid up to date then we are going to have to give her a 60 day non renewal letter

These days with rates being higher though, it might be better just continuing with blanket financing with 5-10 year balloons and interest only / 30 year amortization.
