I am uncertain whether replacing the deteriorating asphalt driveway with a gravel driveway would be a worthwhile investment in terms of the house's resale value, or if it would be better to opt for another asphalt driveway.

SFH that is 20 years old with original  roof ( asphalt shingles; located in South TX).There is nothing wrong with the roof ( that I know of) but should I replace it anyway due to age, or wait as long as I can?

I agree they should be frank about the fact that it is hard work, and will take a lot of time and perseverance to get through the early days, but the mentor cannot be calling a client every day to wake them up, drag them out of bed to hit the pavement, and knock on doors with the client.

As a broker the perspective is how easy is the property going to be to sell and how fast will determine a lot.If the seller wants ultra top dollar and you have to make a hundred calls and pound the pavement for a month to find the one buyer will to pay that premium than that is worth a lot of commission.

For example, road construction will cost a certain amount for the ground work and pavement, but if your zoning/planning board requires you to add curb and gutters and/or sidewalks, the cost could almost double.
