LOTS of people have pets.We simply use a one-time pet deposit fee (non-refundable) and limit it to a cat or a less-than-25 pound dog.We've not had an issue yet.We make them sign a Pet Addendum which lays out requirements like carpet cleaning  and flea and tick treatment prior to move out.Best of luck!

I see something very cynical in the fact that it has turned into this whipping boy not because the science is there, not because we have anything close to compelling evidence, but because the organic lobby understands that killing glyphosate is the best possible way to advance their agenda and get a bigger stomach share of America.I have a reaction to that because it's PSEUDOSCIENCE, just like I have a reaction to anti-vaxxers, just like I have a reaction to people insisting that the venom of the blue scorpion cured their cancer, or that that reiki healing and homeopathy are legitimate forms of medical treatment.

I've made the mistake of giving out special treatment before and it's unrewarding. rent is due on the first, eviction starts on the 5th. carve that in stone and drop it on the front lawn. it's NEVER changing.

You may not 1031 into a REIT however there is a product similar to a TIC called a DST (Delaware Statutory Trust) that qualifies for 1031 treatment.
