If you bring this to light with BP administrative staff, I am positive they will work to address your concerns. 

However (as we are also all aware), substantial rate hikes are imminent, and my lender has informed me that the current administration will be imposing hefty upfront fees on second home loans starting April 1st.

You have to really be set up to do section 8 from an administrative stand point which I think is one of the main problems most mom and pop owners run into.

.)+ foreclosure are still on hold in most states and with the administrative backlog, it's not gonna change anytime soon.

I used to defend PDX quite a bit .. but this current administration is a COMPLETE embarrassment  Took a year of rioting ( excuse me peaceful protesting) and unimaginable homeless camps filled with garbage Rats  intimidating the owners of the homes in the areas they are camping in. 

When you win a tax lien auction does the 3 year administrative and judicial clock start concurrently?  

Then again, there are lots of people with cash right now looking to exchange up before the current administration tries to close down the 1031 exchanges.

@Taylor L.Actually you do not need a custodian with the Solo 401k plan, it is not required unlike with SD IRA. 401k plan/trust can be setup with account holder being the trustee/plan administrator thus eliminating a middle man (custodian) and all related fees that come with it, not to mention red tape, delays and inconvenience.
