While you can buy deals on the market by yourself (using the sellers realtor as your agent) I'm not sure that I recommend this for your first deal, so you're going to need a realtor eventually, may as well start now.

@Maya Dib @Justin Cory - VA loans are intended for owner-occupied, however, the needs of active duty military are considered, so if you do get orders, you are not in violation of the owner-occupied requirement.

My properties are in another state and i use a bank in town, they also have all my mortgages, i feel if they are giving me the mortgages i may as well bank with them, that also helps for loans when you need them. you can pretty much do all your banking online nowadays, so it's easy to access the funds.

@Maya W. because of the great I-95 migration many business practices of NY/CT have made their way to the east coast of FL and in particular Ft Lauderdale and Boca/palm beach etc.One of these practices is that of attorney representation and attorney closings.

If you sit around most weekends doing nothing productive, then you may as well put that idle time to work getting the best mortgage deal possible, #2 is a no brainer in this case... you might play some of that "wtf I already sent you that paperwork, why are you asking for it again?"
