Joan pretty much hit it, you might be better off finding a small mom and pop type place to hag you license and negotiate with them as to what you do.OTH, a large brokerage is where they will have formal training, being new you probably need that.Brokers don't take new agents without the expectation of making money, while you will be an independent agent tax wise, getting on board is much like applying for a job.Initially, forget the investor stuff and learn what retail is about, then invest as deals come up.Your broker will be responsible for anything you do in real estate, as a licensee if you deal in RE you'll be held to ethical standards as well as legal aspects as a licensee.
