Every small relief in rates triggers a rush of buyer traffic, I would take advantage of this fall and winter before the cyclical spring market rush.

So I would rephrase the question as: what are the pros and cons of Kansas City for buy and hold small multifamily when my goal is cash flow or what are the pros and cons of Kansas City if my goal is fix and flip SFH with large margins on each project.

It’s easy to manipulate projected returns by making a few small adjustments in the underwriting and proforma.There is nothing guaranteed with any investment.A few additional comments:1. 

This would mean you wouldn't have anything out of pocket.They could surprise you and offer to do all owner financing or do it for a few years with a balloon payment.I made an 3 offers on a house and to my surprise the owner gave us all owner financing with a small downpayment and zero percent interest.

100% agree with @Collin Hays - find a local manager, preferably one not too large or not too small, I would say 30-90 properties is usually a sweet spot.

If, however, there are any gaps at all in any of the above items, even a gap so small a mouse can squeeze through, that tenant will exploit it and your life just became a 7th Level of Dante's Inferno.....:)
