We envision that the entity would hold a number of properties for sale at a given time, would a series LLC be best or one giant LLC that holds everything? 

I like the rehab scenes when they get out the giant long handled sledgehammers and start bashing through the walls .

As mentioned above, take a look at other properties that are similar and determine what they charge in high season vs low season, weekends vs weekdays, holidays, etc to give you a broad idea of the going rate for nightly rent.

After a plumbing, AC, a giant dead 200+ year old oak tree removal, and the “good” tenant leaving 6 weeks of repair and cleaning work, we had to unload the property.

On a side not I do love a good hearty Greek salad with cuts of steak covered in feta, giant olives and oil , yum 

There is also a giant paragraph about how HOA membership is tied to the property ownership and no other methods are available to become a member...but then the Pool Rules go to extreme lengths to single out "occupants", which includes tenants as having no rights to bring guests or use the pool without the owner member being present.   

I’ve also had family members invest in deals and again when it’s good everyone is happy but if things get hairy it causes way more stress than it would with someone you don’t have to see around the holidays.

If the foregoing date is a Saturday, Sunday or legal holiday, then the date to vacate the property is the next business day at 11:59 p.m.

Now I have money to get a attorney to draw up or approve/edit my contracts and explain how this process must go in the future; BTW I am also sort of a Document Control Specialist (Directed that dept. too lol) in the ole' giant Texas Oil & Gas sector also which helps.
