If we had gone with more optimistic assumptions then it would have been a very disappointing year financially at least.Every market is unique. 

The market we are in currently is ideal for such but we need the initial capital and assets (rehabbed) to begin execution on the model. 

Every investor  has a different risk tolerance, comes from a different financial situation and has different financial goals.

Registration and Financial Considerations for the Second Company:Is it possible to register the second LLC on the property (as part of the 50%-50% model) if it does not yet have an EIN (Employer Identification Number)?

That gives an investor a real asset to collateralize and it gives them incentive to not let the buildings dilapidate at the end of the lease.

Financially renting is smart right now but if you want to buy do it. 

My goal of course, is financial independence as soon as possible. 

The deal makes sense financially however the house is in a flood zone A and flooded during this past hurricane season.

The house is underperforming financially.
