House hacking is a great option but if you have any debt (consumer, student, auto, personal) weighing you down it's not wise to buy real estate.

From there I will find which of those zones are within my starting criteria ($400k - 700k, in a relatively safe area) then set up auto email with a few agents for those neighborhoods.I will be moving back to Phoenix in Sept.

The personal umbrella could go overtop of your personal auto, home/renters insurance.

It's in the auto repair business, where I had no experience, but the owner I'm buying it from had no prior background in it either, he was Russian immigrant who started here as a taxi driver, saved up enough to open up 3 shoe stores, but sold it all when his wife was seriously injured in a robbery.One word of advice.
