240 sq ft is a small studio, so you need to compare your all in cost to it’s potential value...I’d look at 15x GRM as a rental unit value, and possibly what it would sell for as a tic unit to an owner occupant.

I think Atlanta will be alright especially if Amazon decides to put their second HQ there. 

. #2 - might be cost effective although the times I've gotten quotes on this approach, I wasn't too impressed with options for control within different spaces (for instance if you have a single room studio, sure - however if you have a 2 bedroom deal you need some separate feeds and that's not what these are designed for)..

The commercial spot, if bought, I think a plan  is to convert it to just a regular living space of studios or a 2 bedroom apt.

I never thought about saving first before investing  :/  Ironically enough I found "Building Wealth One House At A Time" on Amazon shortly after and had no idea it was also associated with Bigger Pockets.
