As an investor one should never put all their eggs in one basket or have high expectations that a short sale will work out.

I am going out of towm for a couple of days but would live to hop on the phone next week to discuss my situation and how the numbers are going to work out. 

So the owner may go with whoever makes it easy for them but hey they are not the one putting money in your pocket or worked for the money you already have and whatever you do it is you who will have to work to make things work out well for you not the agent. 

I also wouldn’t invest with others who don’t value learning.I’m sure there are folks who are self made millionaires and REI, but they are rare.Plus what if your career doesn’t work out or you want to switch fields?

Hopefully things work out well.

We would like to keep the rental property, and I just started to research how this would all work out.

Keep them vacant and work out creative financing, either via bridge lending or try to ask for seller financing?

I've made some investments in a rush and on impulse in the past that didn't work out so well.

They bring a wealth of experience to the table and they speak to situations where things didn't work out... to the reality.
