I pull out most of the surplus cash from the operating account and put it in an account owned by the same company but in Bank Y.

My wife and I are teachers so we get to be home with our 4 y/o son.

A few responded in what I consider a correct way: "Sorry, but we're not interested in those notes for reasons X, Y, and Z."

You should say something like, "I'm looking for 4-plex in X area with a GRM of Y and little to no deferred maintenance"  or "I'm looking for a 3/2 in X area with Y+- SF that needs a gut rehab."

One lender all of the sudden required a little over 6 months estimated rent and cam to be escrowed and then we went to the seller for the credit and they gave us about 90% of it.
