I wanted to do an objective analysis so I figured out what parameters were most important for a reliable, cash flowing market (Low price/rent, positive population growth or influx, and job growth) tried to quantify them in widely available statistics and put them all together for the major (and some data for minor) metropolitan statistical areas.

@Sandeep Anand,  each of those individual categories you’re looking to compare are actually very wide, and contain hugely different possible investments with completely different risk reward profiles.

The margins aren't wide enough (cash flow is negative even without paying insurance) and the reserves aren't deep enough in this deal to allow for a cushion when things go wrong, which they inevitably do.

@Claudia Lewis,I'd consider all to be normal wear and tear.The only possible exception would be if the blinds were the expensive wide plantation type blinds that cost a couple hundred dollars per window.
