Hey Themis - I used a similar strategy in my first year investing in Cleveland, focusing on the BRRRR method with SFRs, and it worked well.

You will probably win when she doesn't show up, and while you will have a hard time getting the proceeds of the judgement, you can mess up a credit score pretty well with an unclaimed judgement.

At any given time there are countless C/D neighborhood properties in Philadelphia that can be leased to a section 8 voucher recipient that cash flows well. 

I grew up in the land bizz  currently building out a 75 million dollar housing project in Oregon that I own and developed  I bought the dirt  7.5 mil cash and did all the horizontal in 3 phases about 2 mil per phase for development costs ( these were bank loans) then same bank gave me vertical loans and well we are down to the last 17 houses of which I have 11 presold and closings every two weeks for the next few months ..

I just started getting deeper into BRRR and think at some point I could see myself diversifying into that as well.

Make sure you do your research as well. 

The family purchased a lakefront property in a nice area three years ago but then ran into a series of issues, and have abandoned the place because of them.They are hoping the bank allows a short sale (asking for roughly $20,000 under what is owed)Here's what's made them so unhappy:Anytime they used the laundry it was dumping into a dry well, which would back up into the house forcing them to take their laundry to a laundromat instead!!
