There's a LOT of traffic goes through the Charleston area and most people would prefer an Air BnB type of rental over a hotel. 

Or is it too much commotion and traffic in the house? 

There's some insulation between the upper floors and basement, but it can noisy if there's a ton of foot traffic upstairs. 

Richmond is sooo much cheaper than northern VA with much less traffic as well. 

Belmont, Mt Holly, and Concord allow you to use 85 while Pineville & Matthews are going to be more contingent on 485 or 74(traffic traditionally much worse) to get Uptown or to Southend.

I don't think anything is 100% recession proof but I will say that in the 30 years I've lived in this area nothing seems to stop that juggernaut; I barely even go to anything in S/PF/G anymore because the traffic and crowds are ridiculous.  

Also, the town/area this is in, is in deep South Texas, very close to the Mexican border, you can get to Mexico in about 25-30 minutes depending on traffic.

Every single online news article is biased and solely to drive consumer traffic.

Hopefully you have a large front yard and long driveway so that your not too close to the traffic if someone has small kids.

For my local groups, I see a lot of off market deals posted on those sites and they get a lot of traffic.
