I have planted some fast growing trees (Green Giant) that will block out the view and reduce a little bit of noise.

We are jumping into this hoping to plant roots in the area in the coming years and I'd like to have a few properties prior to us moving there permanently.  

Met a guy today that is the plant manager for one of the side companies at the refinery. 

If a giant Amazon plant just closed or something, then yeah, run for the hills.

Ask if there's anything you should be aware of about the neighborhood that will impact your rent prices. ie. new construction, gentrification projects, a new Amazon plant opening, etc.you MUST get the rent rolls and a 12 month rental history and P&L.

Um at the Fremont plant if they just hustled a little bit they could make all three ;)

For example, I know of a plant manager who is losing workers because they know they will be earning more with the enhanced stimulus benefits. 

Industrial plants, office space, retail space, are vastly going unoccupied right now.

STEPHEN  , I was thinking of investing there  also  , my wife has family  there , we go about  3 times a year   , great city with a lot of tourist  ,  Air Force Base / Army base , maybe  a Toyota manufacturing plant  ,  the city is tricky  on areas  , i would drive around the area and ask  the locals  on the area you are looking at  , great locations and then some , not so great  , but it is divided   , i am sure it will pay off  , Good Luck ! 

I always try to find creative solutions for my tenants in need where they can pay weekly or biweekly, I also deferred rent up to two months and allowed them to get on payment plant and that was even before COVID-19.
