Crowdfunding withing the US residents has a lot of regulation and that's the only barrier as far as the custody of crypto even though difficult not impossible but the actual asset t's risky also because it is a volatile asset and any cryptocurrency therefore for US residents unnecessary to raise funds through (unless using stable coins) crypto since the US dollar is what most end seller would require.

I would never do a commercial loan with shorter amortization and balloon payment. yes lower rates for now, but you have to do a refi at some point and if you do all of your loans on shorter terms, you will not be able to access as much traditional financing potentially.

IE if you are wanting to wholesale which I don;t reco today, its too hard, you want a list of high equity owners BUT BUT the value is in figuring out a source of stress, a reason why the owner is on the virge of wanting to sell.
