I'm assuming that the tenants are only finding out they the other is/is not on Section 8 from talking with each other, but I'd be surprised it tenants had an issue with another tenant because they are on Section 8.

You pretty much can't say anything to anyone without them getting bent, so it doesn't surprise me that there's more of them in the forums these days.

But don’t be surprised if the agreeable, meek, passive private lender turns into an over aggressive, unreasonable, terror when the first payment due is a couple days late.  

Tidbits of what we know:It sounds like 3 program participants would stay here (potentially alone without supervision, and plus we don't know the participants yet).The participants have a highly structured day where they would leave early in the mornings (the business states that they're focused on keeping these participants very active and doing things).The business also said that the house is kept very clean, as the state can do a surprise inspection at any time.Perhaps my first question is to Jorge from the OP - did you end up renting to the company?

Home prices, surprisingly, haven't fallen THAT much.

You tend to pay about 3x yearly profit (30% cap rate), although the individual deals vary greatly.I am surprised this thread is so controversial.

I was surprised even though the elevation is not that high (4.5k?)

Figures I saw even surprised me. 

EDUCATE YOURSELF - yes, it will take time, but will lead to a selection that better meets your expectations & avoids potentially costly surprises!
