Can I just terminate their lease with proper warning?

I'd love to meet you face-to-face but want to warn you I have a very limited schedule in the coming weeks. 

I've also had several issues with these locks failing without warning and then the entire building is locked out.

Assuming someone warns you that a family member is dying due to not having AC and you do not take appropriate action at that point like calling 911 i can see how you would be open to liability.

@Tim Chase Yes, this is common with FL hoa’s, assuming your agent was aware of your intent, she should have warned you and checked it out.

That said, many realtors don't understand seller financing very well and may be skittish so they may warn their seller off.If the Seller still has a mortgage balance, seller financing is a tough sell as structuring a seller financing deal with a wrap around is complicated!
