My late father had a partnership with a family member, nephew.They were friends for as long as one knew them, however later probably due to differing expectations, duplication and poor communication the deal went southIt was an informal arrangement on a commercial property.They were doing the exact same thing (duplication of duties)To be honest i am skeptical of partnerships unless its the variety of bring a deal(syndication/flip seeking private lender) and the other is a money partner (private lender/passive investor).Maybe also listening to a mentor where you stand to gain from the other investor's experiences and contacts (sponsor).

Retirement accounts may have a filing obligation if they UBIT.The K-1 distributed to you by the sponsor will indicate the amount of UBIT income.

If you do, that means the sponsor did a good job.Best of luck

I got one of my properties in Lincoln City Oregon approved for 140 unit apartment complex. the ONLY way it was going to pencil was to get state sponsored bonds that would then be sold in the money markets.. well those bonds are done and gone before we could even get to them those in the know scooped up what few there were.. 

I know the podcasts have mentioned REITs before and that some private REITs have sponsored the show.

Had to re-plant new trees as well as make substantial donation for each missing tree to a City sponsored tree planting program.All said and done, it was worth it to me but it is quite painful to be held responsible for stuff the previous owner did over several decades.  

You should reach out to other sponsors, have conversations and get comfortable with them.
