Every single property has their numbers down from last year.Going by last years numbers and if the ADR doesnt get better in 2025 then it will be a huge negative cash flow.Also sent you a DM, can u pls check. 

There's definitely challenges, but there's definitely tons of demand for Section 8 in the Cleveland market, especially for single family properties. 

Preferably looking for a duplex or a single family home.  

After reading & researching, I have decided to take the real estate route, read 'Rental Property Investing" and came out with the plan to buy single family homes LTR cash flow.

I started looking a bit into Rochester which has a way lower price point for multi families and single families but obviously I would be unable to house hack as it is 5 hours away from NYC which I will not be commuting lol.

However, the price would include the 7 duplexes, 2500 sqft Single family, and an additional 3.5 acres of vacant land attached, all located less than 1 mile from High Point University.

You don't want to start a relationship to learn about storage units and then find out they only invest in single-family homes.3.

Multi family is the most stable but also is more profitable than Single Tenant Triple Net Lease properties. 

I'm positive though that in this business there is no single right way to do things. 

My focus is on purchasing a single-family home to set up a lake house or cabin to own and self manage from my home in Bergen County, NJ.
