and they did none of it out of a book, from so and so's program, based from blah-blah-blah rule, none of it, they knew, KNEW by the details what they were doing, maybe no clue if it would work but they knew what how and why they were doing and none of it was referenced from someones basic all-in-one simplified green light/ red light rules.

Second get the contract to a title company/escrow or closing attorney depending on what is used in your state and they'll be able to start the process to actually close the deal.That's the simplified version, but the RE attorney should be able to fill in everything else along the way.
