No, I would not get an appraisal in this situation.It's been my experience that lease-option (AKA lease/purchase) prospects are not nearly as sensitive to appraised value as they are to down payment and monthly payment.

That would be ideal, but you could still structure financing even if they have an underlying mortgage.You and the relative should both be very mindful of the impact of any sale proceeds on their eligibility for Medicare/Medicaid.You should also be highly sensitive to any family dynamics here.

I guess in the future landlords will be more sensitive to that language and strip it out completely or heavily water it down.Some attorneys I have talked to said the tenants would likely lose in court pushing that angle but the landlords do not want to spend the time and money to push the issue.I like STNL right now up to 3 to 4 top MTNL properties.

If you are too sensitive or I am to harsh, well that's a different story.Clean up, re rent, disclose that your rental is a murder scene (if required by law)....that's the wisdom.FYI, I have landlorded and lived in warzones, so I'm not judging doing either, just observing the apparent reality, again my apologies if that is to harsh or an incorrect assumption.

If there's a hole, it may be a red flag.b) sensitivity analysis: I examine all the assumptions, and make sure I can live with the worst case scenarios.c) "Stall and see": if they are getting money over multiple years, and there is no penalty for investing later, I would usually wait so I get some real performance data, versus having to look at theoretical pro forma information.d) Recession stress test: I will not invest in anything, until I subject it to recession level stress and see if I can live with the result.
