Just kept it in good condition until it was time to rent it out, and made sure to refinance when rates bottomed out.

It would be misleading.  6/7 years ago is when the bottom fell out.

If your gut is telling you something is up, trust it and try to get to the bottom of it.

You don't need to be wiping and powdering every poopy bottom every do-nothing tenant on your rent roll wags your way.

You need to spend a ton of time reading this forum top to bottom.

Bottom line is the best places to raise a single family will likely appreciate better than areas that are not ideal for that.

One that is attributed to the top unit and one that will be for the bottom unit.
