I also use autoresponders for standard messages like booking confirmation, check-in instructions, check-out reminder. 

I will go back to your bank and tell them how much you like them, remind them all the business you are doing with them, and that you would like to keep working with them for many years, but that you got an offer from another bank for this 11 unit and you were wondering whether they can do something better with the rate or terms (longer fixed period, less points, longer amortiza period, etc.).

@Patrick Britton Thank you for replying and reminding me of that fact---very much a fact and a reminder that we do always need to be trying to critically think ahead of the curve by identifying real needs, not following the crowd.And thank you @Ken Breeze for your great advice as well on finding the right people. 

The current market reminds me of the 2003-2006 years where everyone was crushing it. 

Nathan, Those all are amazing ideas on how to get access to deals before they hit the public, definitely going to find a well seasoned realtor who is investor friendly and start being active in finding deals.David, Thank you for reminding me that investing is gonna take some patience and that I need to make the deal work for me.

This means getting in touch with them isn't a hassle, and when the app reminds them to pay rent on time they'll actually see the reminder.

I'd also think about not just setting goals but create a vision board or something that will remind you everyday of what you're working towards.
