I also let them know via email or maybe a small gift card when I WONT be raising rates even though the power co did... gives you a chance to recoup a loss for idiots who leave taps on or don’t report a leaky toilet and also gives you a chance yo remind them you’re eating an increase that as a homeowner they would be required to pay.

I will go back to your bank and tell them how much you like them, remind them all the business you are doing with them, and that you would like to keep working with them for many years, but that you got an offer from another bank for this 11 unit and you were wondering whether they can do something better with the rate or terms (longer fixed period, less points, longer amortiza period, etc.).
