There are good and bad tenants in each category.No one can logically say Section 8 tenants overall are better than regular tenants.

However, the fam member installing them for me is only a licensed HVAC contractor in FL so he's been unable to buy the units at the regular retailers that would regularly sell it to him (like Bryant, Johnstone Supply, etc).  

But I still recommend taking regular trips to anywhere you invest in out-of-state and it would be a good idea to time the next trip with when the local REIA group is meeting.

There’s no entitled nonsense the state of California promotes.

This was not like taking out a regular mortgage, There were all sorts of hoops to jump through and tons of extra paperwork to fill out but my Realtor and Lender made the process easy!

GENERALLY speaking, I find that people are either good at real estate investing, or they're good at self promotion, but rarely are they good at both. 

Of the 50 units, I'd imagine only 10-15% might actually have cars that get towed regularly while the other 85-90% don't.  

This non-profit specializes in fair housing practices/housing discrimination on Long Island, "Our mission is the elimination of unlawful housing discrimination and promotion of decent and affordable housing through advocacy and education."

They were implemented to promote growth for sole proprietors.

I’m also curious if it's possible to convert these units into regular apartments, as this property is located in the NY suburbs.
