Unlike the last recession, I see more like a Stagflation coming up since the amount of available capital/cheap money are still excessive in the economy ready to deploy and bid up prices. 

With the recession is on everybody’s mind, is this a bad time to get into CRE?

In the Great Recession we converted these units to LTR in the school year and STR only in the summer.  

It is really hard to find the “Deal” in DFW but yes, you can make money on rentals, just not necessarily by way of the monthly cash-flow that you’re looking for; at least not immediately, but by the appreciation of the value & of the equity buildup.The beauty of the Buy & Hold or Rental in DFW is that property values keep going up due to a housing shortage here and (unless, this Corona fear drives us into a recession…) I don’t see the shortage letting up anytime soon.

If the market continues to fall into a Recession, and rates are no longer an incentive to purchase, then will RE prices dip as well? 

We were actually called recession-proof by Forbes in the last recession! 

I started getting the rehab done on my unit with paint, flooring, new recessed lighting and new carpet on the spiral stairs done so far.

Real estate also doesn't typically decline in a recession.

Similar events we see inventory and transaction volume drop but price rarely drops in our market. 2008 recession we hit -7%
