And I didn't want to have to use different colors based on the orientation of the windows providing natural light.I just ran across this great comparison of shades of white by Behr, SW, and BM and thought I'd put it out there since I found it useful.SW aesthetic white is my go to wall color and Behr ultra pure white is my favorite trim color.

Inspections are only a part of the estimation as @Edward Stephens pointed out, we won't be looking at aesthetics or cosmetics, so you should already have a good idea if you need new floors, finishings, etc well before inspection.Check out the Book on Estimating Rehab Costs by J Scott, that should be very helpful for getting started, and with practice it will become second nature to look at a property and know what it will need.

i put an ADP sign up on the front of the house and put up security stickers on the windows...leave the lights on outside always. never had a robbery...hope i never do. sorry these punks did this to you. wish we could camp out together & bust their a$$.

Here is What NOT to do:- Do not spend all of your savings fixing up the okay kitchen when you have not fixed the pipes, replaced the destroyed carpet, and taken out the wet wood panels all because (we are doing renovations anyway)- And do not run around aimlessly How we handled it:- We did spend most of our savings fixing the kitchen and now have to do most of the work ourselves to get the actual issues in the house fixed (Fix critical issues before aesthetics Always)- Fix the frozen pipes: Done- Fix all taps, shower heads, and fixtures destroyed during the flood: Done- Take our the destroyed carpet in the basement: Done- Repaint all rooms, baseboards, and door trims: DoneIn summary, when faced with an issue:1.
