Properties are all well kept, interior and exterior, and they all have Central Air. 

@Greg Martin  I would suggest you go in and empty all the refrigerators.. the stench will be worse everyday it sits. and block fridge doors open, so they can air out,, pull plugs so if power comes back on they won't.  

Roof still have 10-15 years left, new gas furnace, new ac unit central air.

Nothing says "shut up and take my money" like not having to put up hurricane shutters and having UPS power (read: air conditioning).

I DID NOT install central air. 

So I'm accounting for around 3-4k a year in my forecasts for reserves for CAP ex relating to  waterheaters, centeral air, siding, roofing etc.

However, most of my properties are in other states as I moved around while flying for the Air Force.

Is anyone doing Air BNB in or around Indianapolis IN?

It's near Rickenbacker air force, and has some major companies in the region with massive plants; Coke, Schottenstein's, a few others I'm forgetting. 

I am confident (will verify with PECO of course) that the property has a street-side gas main so there would not need to be costs associated with extending a main.The property has central air, oil heat and oil hot water.
