It seems like there's a lot of opportunity right now in that SEPA and South Jersey area (I'm on Long Island but have worked with folks who operate down there), and you're setting yourself up with smart partners, so you're ahead of the pack here already.I do have a good relationship with a strong commercial brokerage firm in that area, let me know if that would be a useful connection for you.

Hey @Grant Woodward, you can never be too cautious when it comes to guest safety like @Lauren Kormylo said.There are dozens of things at your STR that could cause an injury or worse so making sure all the ducks are in a row and quackin' in unison is one of the most important things you can do.Like @John Underwood said, make sure you have a rock solid insurance policy that covers the pool and adjoining areas.

The lot is paid off and deeded to our LLC, but lender will not do conventional loan to LLC for the remaining financing so we'd need to take out a loan in our personal names.

As a foreign investor, I can get financing up to 80% for the purchase of real estate, so the biggest problem for a more serious project is down payment if you have a solution for down payment, please suggest me.
