Even as a small family may not need a fourth bedroom, they may want an office or an extra room for storage or a play room or a music room or...I certainly wouldnt walk away from a good deal just because it isnt 3 bed or less.

My gut tells me that providing a comfortable place to sit will help keep people in the house longer and also provide a place to fill out paperwork (hopefully offer paperwork).Also, I'm wondering if having a radio or CD player running with soft music helps.Since I'm not a Realtor, I don't have the opportunity to see reactions or hear feedback from buyers.

IMHO we are in an overheated, unstable, "frothy" market right now, so anything you purchase right now you should be prepared to hold for quite awhile if the music stops.

I get tempted while seeing those adds/people.Same with youtube automation ( take free music and pics and make videos/motivation speeches and so on ) but it feels wrong to take avantage of other peoples work eventho it's free.Yes, long term, that's the plan.
