I have heard of dozens if not hundreds of gurus teaching dated tactics, like "how to buy foreclosures" to thousands of desperate people.

So if you're looking at this at a later time, likely not up to date anymore.

Other than really making sure you have partnered with a good company to manage your property; I would say to make sure you stay up to date on the latest trends and what guests are looking for.

You do know that there are hundreds of thousands of homes that are still valued at less than are owed for them, dating back to 2005-7, right?

The last two deals I bought had fallen through a week before closing, seller was counting on having the funds for their new purchase, had plenty of equity and they were happy to find someone who could step in and close on (almost) the original date, even though for a lower price.
