You’re absolutely right—speed is such a critical factor in securing deals, especially in a competitive market.

Rent is below market rate for the general area.

So, I’m curious how you are managing to find your deals, whether you are buying at auctions or via marketing direct to sellers.

I'm a 1 man flipper and looking to get into the VA market. 

They are on the market longer and are not going at asking prices but some people are still being very aggressive with their asking prices so it really isn't a great indicator.
