After joining BiggerPockets Pro and making use of all the tools available, I've decided that Buy and Hold will be my main strategy, specifically with small multi-family homes to start.  

In advance I'm sure people will ask why I would have it under an LLC for my first property, of course liability protection but the main reason is Taxes, I'm not trying to have the added income from the property be on my personal tax returns.

However, I will warn you that these zip codes are not B & C areas, I have been investing in Jax since 2017 and lived there 2020-2023, and these are C and mainly D areas.

I am using the LLC mainly to shield liability from the rental property from personal assets.

Hello I am just getting started in NNN investment, and mainly looking at national brand tenants in Quick Service Restaurants(QSR). 

Having said that, as an LP myself in 30+ deals, and collaborating with many other LP's the main reason myself and others choose to invest in syndication via LLC is the anonymity that could come along with it from outside litigation. 

The missing element/data point here is the market rents in the area and how your units compare to the market.

The main benefits are doing ceilings and if you needed to paint a bunch of doors.

Getting less every month is still generally more cost effective than dealing with a tenant that stops paying or causes damages to the property.However, if you do decide to change your selection criteria and you are worried about fair housing, the main thing is documentation.
