Know what the ADA says about accommodations. 

I believe that most people understand that there are regulations in the hotel industry - health and cleanliness standards, must be ADA accessible, can´t discriminate, etc - and most of us here on BP understand that there is a long list of rules we must follow when renting (Fair Housing etc).

I chose the Jeep because I could ad a third row seat and make it an 8 passenger vehicle for my kids.

No guarantees, but homes in Ada County under $200k are flying off the shelf. 

Nor did I take into account code upgrades/ADA.

If this is someone with mobility issues you should try to accommodate since ADA might be applicable but in that case she would be obligated to pay for modification.
