I see it as a great form of OPM as it is unsecured, and you can pay $50 or $500 based on if you had a good or bad month as long as you pay the entire balance off by the end of your interst free period.Obviously i am leaving out the risks involved with this type of financing, but i wanted to open up a discussion to see if other people are doing this, and if there is anything i am missing.Thanks,

Would you suggest hiring a property manager company to manage smaller apartment buildings (say around 10 units for example) if that is the only investment I can currently afford, and is there any other option with regards to finding someone to manage the property for me being interstate if cash flow from a small apartment complex doesn't allow for the additional expense of a property manager?

Seeing as you are out of state I would advise buying only properties that are outside the Interstate 465 loop as inside the loop is tricky unless you live here.

@Dave Foster so if I understand correctly the biggest issue an interstate buyer/seller would run into when doing a 1031 would be state capital gains taxes.
