A strategy that has worked for me, I buy 100 to 400 unit deals, is to create a press release or send an email to your investor list keeping them in the loop on what great things you have been up too.

So, let me just state this generally ...You might be a bit pressed to find a single investment property which will net you $1,000+ a month after expenses and debt service, if I understand your post.Remember also that you will be paying taxes, insurance and upkeep on the home you acquire from your family member.

The partner assuming the house as the rental will own that 25% equity and you would be hard pressed to find a deal where the financing partner gets an equal share.
