But I don't see any national impact.

One tenant in particular that was a nightmare (we had to evict and learned some HARD lessons with house standards), which impacted another tenant who started also being difficult. 

One common obstacle is dealing with higher interest rates compared to traditional financing, which can impact profit margins.

More cumbersome and a definite impact is the rent control law.  

Here are some specific questions i have:1. are there certain locations where revenues may be impacted by seasonal weather changes, like for example heavy rainfall for 1 out of 3-4 months will drop revenue significantly, or excessive heat/cold for seasons will bring significantly less customers?

But, they will also increase long-term returns for landlords in the areas they are implemented, because they will inhibit new development and improvement of existing housing stock.Every law that imposes "protections" for renters has the long-term impact of limiting supply.

Every metric a STR owner should be tracking is impacted (significantly).
