Good luck trying to start one from scratch, you'd probably have an easier time trying to get an adult bookstore / massage parlor past a zoning board.

I was advised by a lawyer to not treat properties for ice and snow removal, per insurance requirements, since those events are considered "acts of God".

You likely will not be able to include the property earning history without experience as a landlord/property manager, but you may be able to use it as icing on the cake.
