Hi All, My husband and I bought a home in Surfside, Texas last year which is a popular tourist town and Air B&B hot spot. 

Trulia has crime "heat maps" that show a couple of hot spots in New Bedford (Fall River looks worse), but otherwise the rest looks decent.  

For example, Buy and Holds might be more appropriate near colleges, hospitals, and parts of the city with a lot of activity (you can look up online for "hot spots" or "best places to go out" in baltimore).  

Let's just say Townsville isn't the next hotspot in the country and rents are flat with inflation.Jane is moving far away and is unable to keep tabs on the property or screen tenants, so she would need to hire a property manager, say for 10% of the rent, so as to not risk it to a shady fly-by-night operation.

I have been using my iphone as a wireless hotspot to run my ipad and my wife uses her iphone to run her laptop.

Also it's close to some of the hotspots of Atlanta like Decatur, Brookhaven and Buckhead, but it's in unincorporated Dekalb county so the taxes are abit lower.

I see appreciable properties even 150 miles away from center of metro, and usually there another small hotspot every 50 miles.

IMO, it's difficult to find agents with an investor's perspective.As an investor, I would also look for someone who knows market trends and "hot spots" or "up and coming" neighborhoods in a particular city. 

Of course, Denver,  being a top millennial hot spot also,  it is likely some burbs carry on nicely as well.

Atlanta has a number of large scale 5-10 year projects currently underway (the beltline is the big one that comes to mind) and which a plethora of fortune 500 companies whom call this city home it's quickly becoming a hot spot for investors both outside of the state and country for that matter.
