That is certainly one tactic to avoid the next step from coming sooner.

Will be doing tons of research over the coming months and not sure if I want to wait a few years and save up or get in sooner.

Did you want to sell the apartment sooner than March '19, if he leaves sooner? 

@Naomi W Scales sorry I didn't catch this post sooner but I would suggest that you ask your lender a few questions in the interview process to see if they are any good at lending on investment properties.
